If you move out of the unit you'd increase your rent roll and even with your depleted cash position you'd still likely be able to quality for a loan for an owner occupied property.Just my two cents.

If that is allowed, the clean up will be dirty, haulers here charge more for burned debris, no longer so much of an environmental issue but some haulers don't even want burned debris in their dump trucks as it's difficult to clean out.
