Hi, I'm a wholesaler currently living in Los Angeles but will be moving to Las Vegas in the next couple of months. 

Have a couple of anchor tenants will to put there stores in (i.e...hibbets, gnc, subway as of now). 

I have a couple of friends down there but neither one is into real estate.  

An Irish couple in their 60s investing just to take nice vacations and earn an extra $3K/mo.Point is, the 50-100 goal is certainly achievable from where you're starting, but you'll need to be aggressive depending on your timeline to reach that many units if you go one by one.I highly suggest one by one instead of buying an existing portfolio unless you can really learn all about the portfolio and avoid overpaying for it.  

For instance, the area at 38th & Post has a bad reputation because of a couple of apartment complexes.

I have experience with rental properties in the bay area, but this will be my first out of state investment.I have a couple of questions for those experience with having tenants:1) For now I plan to self-manage my units.  

In the next few years, I hope to be able to start investing in real estate (buy and hold, multis), and in the next couple of year I will probably be purchasing a new personal residence.

.- I have to work under a broker for 2 years before I can apply for my brokers license in state of FL- I have to split my commission profit with broker and all funds/payments must be made out directly to the broker- the percentage commission I negotiate with property owners is my decisionDetermine best path to form Vacation Rental Property Management company being aware of my new status a sales associate- can I start my own business entity to establish and brand my VR management company now, or would/should I just wait the 2 years, get brokers license and then do so.
