I do kind of wonder how great or clean a tenant they are though, if you are having yard care and ac filter issues it is often an indicator of other things being neglected in the home.

What I neglected to mention there is that getting such a non-paying occupant out becomes more complicated than a normal eviction; a foreclosure process might have to be followed.
