If anything comes up that you are not sure of, don't automatically believe your contractor (if your relationship is not built yet)  and ask the BiggerPockets people for advice.

@Debra Grumbach We had a problem with payments, until I assisted the tenant with setting up an automatic payment, after that, they've been great tenants.

I know they are banking on them getting their legal fees back but the judge also has to award those, it's not automatic even if they win(except in TX and I forget where else).
