If it is in a small town and small purchase price, cold call any bank within 50 miles. 

Not only during the holiday season, but also at other times of the year as the spirit moves us.This past summer, during the hottest week of the year, we handed out a cold six pack of flavored sparking water to each tenant household.

I haven't been going to local REIA meetings and haven't been cold calling investors or offering to pay them to be my mentor :)  NOTE:  Not knocking REIA, I've registered for some upcoming meetups, but have been using my current network to this point.My beginner advice to finding money-  Be genuine.  

I suspect your condensation problem relates to heat escaping through the old roof and meeting the cold air. 

My primary strategy has been cold-calling various lists but I have run into a problem: As of a few weeks ago, Listsource, which I have been using to pull lists, no longer includes information for South Carolina (or Montana, Idaho, and Kansas).

Jumping ahead here, but I forsee a pontential issue when I try to Refinance using the BRRRR method in a Cold market.

I didn't mean to induce any anxiety with my original response to you, but seeing how this is a long-term hold, just looking out for the structural longevity of your investment (you don't want to be shelling out even more money down the road, if this can be fixed relatively cheap right now). 

If it goes in Jan or Feb when its 10degrees outside and the tenants have to wait  a day or two unexpectedly in the cold they are going to be upset.
