The flooring I’ve laid everything in the main living areas but I still need to install new carpet in the bedrooms because of animals in the house previously.

These are old, almost always brick-veneer properties that have a lot of life left in them but have lacked the kind of maintenance they need, especially in recent years.The subflooring in these houses is typically diagonal 1-inch pine plank and they were originally finished with 3/4-inch tongue-in-groove oak strip from end to  end, bedrooms and bathrooms and kitchens alike.

My parents have one in Santa Rosa Beach (just east of Destin/Miramar Beach), and they made over $30,000 gross for two bedrooms that they rent out each summer. 

That will be a big factor for rents on a busy street for a 4 bedroom.

This would be the most expensive update but adding a bedroom seems like it would be the biggest increase in rent right?

Slightly bigger house and another bedroom.

I plan to get something under 1.5mil with 1-2 bedrooms.

I would move into the more thrashed unit, renting the available bedrooms and rehab in place doing as much of the work myself as I could manage (painting for example is easy).
