I'm looking at buying an investment SFH property in our town with the primary goal being to have a safe, decent place to offer to one of our young adult children (not legally a dependent.) 

Can anyone recommend a reliable accountant that has experience with both real estate and the entertainment industry? 

Do you think we’ll make more money as a 3 bedroom STR with a hot tub and entertainment room, or a 4 bedroom STR with a hot tub?

E.g. if there are 2 adults, 3 vehicles; maybe adjusting up for teen drivers. 

The applicant shared with me that the household is 5 people (1 applicant + 2 more adults + 2 kids).

I have some non-finance reasons for buying this house (to provide housing for one of my adult kids), but I'd also like to evaluate the deal on its own merits, so if we don't end up using it for Adult Kid, I will have a good feel for whether this was/is a decent deal from a pure financial position.
