It was flipped prior to me buying it and I just did a 25% down purchase turnkey rental which I'm now regretting.

Roof was replaced a year prior to our purchase so no need to replace.

Look through the file and see if you can find a Building Permit or Certificate of Occupancy that demonstrates that the extra units were added legally - most likely prior to the creation of zoning in that city.

Which should mean you can wholesale that property, and the buyer would need to close on the property prior to the lender selling and closing on the sale with another end buyer.As I said, tricky, and the details will depend on the specific situation.

This is for any CA ADU built prior to 2025.  

I also have single family houses that qualify for the exemption.Just be sure you gave your tenants the proper/required notice that you were exempt (which is explained in greater detail in the link I referenced in the prior post).

Always think of exit strategy prior to buying.
