I am looking at 2 properties that have I have come across in Coal City, Indiana.

The former owner's probably local, you self-manage, and in my city, it's not wise for local landlords not to go the extra mile to help out other local landlords, ever. 

I invest in multi family in the Kansas City, Mo market but also do the occasional flip in Portland.

Still a great city to invest in; Good C/B class properties for $60-$90k, cheap to set up an LLC and easy to evict, Lots of people and still lots of jobs.

The city is changing.

I am a total newbie from the NOVA area looking to purchase my first property in baltimore city; however, I am a bit sketical because its in a bad neighborhood.

I'm having trouble estimating rent b/c its dependent on the utility allowance.How do I found out the utility allowance for this property (or for my county/city??)?
