I began out of state investing in Rochester NY in 2004 and soon discovered that even carefully crafted cash flow projections seldom capture the full impact of the repairs/maintenance you will incur, especially in the upper Midwest (Toledo, Cleveland, Buffalo, Rochester, Erie) where the winters can be absolutely brutal.

On the flip side you’re doubling the chance of getting a bad tenant, you have 2 furnaces that could die in the middle of winter, twice as much to manage, etc.

I don't have any background in building or art but I'm kind of looking at a winter holed up on top of a mountain and would like to try something totally new and outside my comfort zone just to see if I can do it!
