For those out of state who want to invest in Baltimore , do yourself a favor research the area well , put your own eyes on it , run your numbers , then run them again . 

All of them were purchased well below market, turned around, and now they've all increased in value by 50 - 100%. 

I'm very familiar with how DSCR loans work, as well as hard money fix n flip since I primarily use fix n flip loans constantly for my business(I don't own any multifamily properties yet, I primarily do fix n flips at the moment).. 

The house is laid out the same as you explained as well as there are records of the home previously being a multifamily.

We have not pulled the trigger yet with them, but I did find a close circle friend that has used them in the last few months and it went very very well.

As well as coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and Land Grant

@John Underwood , I was surprised as well by Joshua Tree's inclusion on the list based on its growth over the last few years.

I'd lean towards a full demolish as well...either way, headaches, but I'd rather have ground up headaches than remodel headaches ;) not to mention speed

Is there a lender that will loan just the purchase price, collateralized on one of my properties (2nd position, well under 70% LTV) so I can bid on it?
