I'm active duty Navy right now and one of my major goals is to become financially independent by the time I am a civilian again.

They are acting as an agent without the laws, ethics requirements, education, and insurance that are vital IMO.

In my experience flipping is heavily dependent on hard money/private money/cash buys so if you are looking to get in that arena then whatever you can do to pull the reserves you need to do the job, do the job well, and not get bogged down for lack of financing is vital to success.
