What does it mean what it says TRUST in front of the home owner name ?

If you only look at BP from the top level it looks like they encourage you to be overly risky, but the BP forums are filled with people discussing ways to mitigate risk and slower paths to success.

@Daniel Caraway a lot of times properties like that are grandfathered under existing zoning unless, it was an addition done without a permit or it's been vacant for a specified period of time.There are fairly explicit rules at the county level that govern zoning.

Once you've got that down to a manageable level (under $10k) consider buying a duplex with an FHA loan. 

I've had a lot of clients from Arizona that come to Utah and are shocked that a 4,000 square foot home is 2,000 up and 2,000 down not all on one level.

I would recommend placing the property in an Illinois Land Trust then leasing the property to the LLC with the right to sublease.Your bank as interpreter of your FHA loan makes the final decision.
