Hey Mike, I know this post is three years old but I just wanted to share my experience with the loan. 

He rents two of his rooms in Nashville, TN while pursuing his PhD and I live and work in Charlotte, NC as an actuary and rent out three of my rooms. 

Some aspects of the unit are nice, we have a lot of nice finishes and amenities to try and keep it a middle tier rental, but it still has a drop ceiling with tiles and flourescent lighting, short ceiling height, the bathroom is a bit small and cramped, typical small windows, the soundproofing is there but isn't perfect.

I have a tenant who always pay rent late, the rent is kind of low for a single three bedroom house in Hacienda Heights, CA.

Now, these three houses are surrounded by homes that start out in the low 500's.

Thinking about buying three condos in a seller finance deal in Waldorf Maryland and the refi into a 30 year mortgage.

I've been pulling my $/sqft and ARV from and average of the  online "Big Three",  are they consistently accurate enough to rely on?
