I have other properties in another state, so I don't want to walk away or shortsale...credit is score is high...too much collateral damage from that option.

In my version of all this, I like to land on a rehab once I already have a buyer picked out an prequalified and I know where they want to buy and I can walk a deal I have under contract and do a scope of work and upsell the cabinets,floors etc (manage costs) and the potential buyer is excited about moving into a customized new home instead of a used home.

How do you choose tenants if several have similar credit score, good history and meet all you criteria?

2 part question I am now credit worthy (mortgage score qualified) and after selling my wife on the fact that our 2016 tax return must all go towards our first Investment property and first property in general.

And honestly, that's a REALLY good first score.
