Hello,I just graduated from college and am fairly new to real estate.

I enlisted in the national guard and went in right out of high school.

Because I have the ability to go to college for free (g.i bill) I have also been considering going back to school to study something that could be beneficial to my business.

People with kids are getting tired of work from home but work near home or near schools would add significant value.

Chicago Police, Fire  and public school teachers are required to live in the city limits so many choose this area / neighboring Edison Park because it has more of a suburb fee.

Besides the existing buildings themselves, the close proximity to schools, easy highway access etc., as well as a strong rental market in the area seems to provide a great recipe for great cash flowing units. 

Bonus for the buyers is there are no surprises later on, your work pays off, so you don't work hard only to find out the buyer FORGOT to tell the lender something significant...like they still have $400,000 in school loans.
