I am thinking of converting it to a regular apartment so rents can be raised easier and increase the sale price in 2-3 years.

Can the LLC rent from you then change ownership of the LLC?

Is there a way I can still do a 1031 without say renting it out for a year or two when it is complete?

Zillow rent estimator predicts $3000/month I’m not looking to cash flow much year 1.

So for example a typical unit in NYC that might rent for $3000 a month, could be rent stabilized at $800-$1000 (whatever it’s currently at) and the landlord cannot raise the rents above whatever the small % increase is.

YoY is up 2.6%.Rentals - Availability by MonthThe number of homes for rent increased slightly MoM, conforming to the seasonal trend (school starting).Rentals - Median Time to RentMedian time to rent increased slightly compared to Q2, but is still at 20 days.

Also the rents are below market with Unit 1 coming up end of Sep. so could go from 850 to 1100.
