My opinion is you have two options, either take massive action and submerse yourself in everything wholesaling, (there is plenty of info out there), or pay the $300 if this guy can actually show you some sort of value...material, step by step, ect.

It shows a management fee of $1600 for the year (which seems lower that what I would have expected) and a maintenance and repair cost of $5,929 and material and supplies for $8,867.

You might set up a pro rewards account with Home depot, and if you can buy most of your materials together, ie drywall, paint, flooring, appliances etc, they will shoot you a discount on the whole job, and you can get it drop shipped to the store or even delivered to your job site.
