Whether your decision is to go with guidance through organized knowledge (books, courses, coaching, etc) or piece it together through great forums like this, the important thing is to take calculated steps, reflect on the results, and then take more calculated results. 

To ensure (1) the contract is enforceable (2) the contract addresses possible occurrences (3) applicable state laws are applied and (4) the opportunity for variance in interpretation is minimized, it would be advantageous to either use a contract that is provided by the state Real Estate Commission, as in Texas or that is drawn up by a attorney specializing in real estate law in the state in question.If your using a contract because you downloaded it off the internet for free you are probably not really in business, and your chances for success will reflect this.  

We should re-frame this mindset and maybe our lives and experiences will reflect it more.

Pretty soon, 6-9 months ago will reflect last Fall, when interest rates spiked and sales stalled.

This, of course, is not a static number but simply a reflection of a point in time during this cycle.
