Sounds like you already have a good amount of experience 

I still have no deals under my belt but I did get experience seeing first hand the "ins and outs" of deal structures working under an active investor. 

Also, I have 2 years of flipping experience in Iowa.

James, in my long years of experience, I rarely see people making money in wholesaling as the process is full time and full on.

I am open to apartments, but my past experience with them has left a little bit of a sour taste in my mouth.My question is, which town or community or area along the West Coast of Florida or the panhandle would be the best to move my money to for cash flow?

@Chris Seveney Yes, plenty of times and have much experience through work/career, just looking to do this on the side for myself now. 

My team and I have experience with land and urban infill development.

A bank won't lend to you with zero experience buying a commercial property-maybe it is a seller finance deal.
