The policy covers only legal liability for damages to the landlord’s property (covered losses include fire, smoke, explosion, water damage, backup or overflow of sewer, drain or sump, falling objects, riot, or civil commotion) up to $100,000.So when that tenants overflows the tub and nukes 3 bathrooms below it with water damage, that get's covered under their Tenant Liability Insurance to repair said damages.

Also keep in mind there are companies, Mainly UTAH based that run the entire back end of these organizations .. the Guru does need the risk of real estate .. real estate is risk.. teaching students is zero risk.. you risk up front money for your sizzle reels your media marketing your  feeder events.. then the big event were folks pay 30 to 40k to come then you up sell them to mentoring for another 20k and your list of private lenders for another 2k and then of course you sell them Asset protection and sell them self directed IRA's etc etc.. its much more than just the wholesaling..
