Here in Chicago, your Section 8 rent can be abated for something as small as chipped paint.

Direct flights are out of OAK or SFO little over 3 hrs and can be had under 300/ RT easily.

@Shanae Williams - Taking pictures of abandoned homes works well in areas like Berkley, Royal Oak, Warren, etc.. but you could be doing a lot of research and leg work for small amount of leads.

Ideally would find a NNN or absolute NNN lease with a Starbucks/Chipotle/McD's/etc. blue-chip type tenant in a relatively new building. 

Unless she has the income to qualify by herself, you're going to have to chip in with decent credit on your end as well. 

That being said, if there are no issues with the tile (chipping, cracking, falling off, water leaks, etc...)

I'm stacking my chips and waiting until I can make some money cleaning up other people's messes.

Leave a little bit for them if they want a backyard fire but get the tree chipped and hauled away by the pros.

The paint inside the home is in good shape with no flaking or chipping.  

I notice they buy in the Oak Cliff area which is a low-income area, and I was told by one of the guys they sold to the Hispanics, and I never ask how their business model work.
