My wife and I are very interested to do investing as a side project to supplement our incomes. 

Based on some of the threads on here, it seems like quite a few of those who have tried some sort of direct mailing feel like they either shot an 'air ball' or totally missed something.I would like to know what sort of response rate most of you are getting and the nature and source of the list.It seems the absentee owner list tend to have the worst response rate or has that been your experience? 

@Chris ReynoldsA wise person told me to never ever ever ever ever rent to someone who has a felony on their record.......no matter how long ago.....no matter what the circumstances.There are also some people I have "heard" will never rent to or sell a property to an attorney simply because of the potential litigous nature of their profession to try and find something wrong when things don't go their way.

Natural light is the best thing for a room.FYI - We cleaned up our garage floor with a strong solvent/cleaner years ago (sorry don't remember what we used, but got it at Home Depot) and it worked fine.

The loan would show the % interest each investor has in the note (Naturally there's more detail but this is basic & common)Add the lenders to your LLC as members.
