Really only portfolio lenders will be okay with you closing in an LLC.You can put the title in your LLC with the risk being it can trigger the due in full clause and the bank can call the entire loan due.I have never heard of a bank calling the loan due when the payments are being made every month.

Once you pass the 2-unit threshold in R-4 it gets much more complicated as you trigger various requirements (i.e. need to provide 1 parking space, 2700 sf lot, etc), all of which you will need to go through the BZA process to get an exemption from having if you don't have it already.
