I couldn't imagine why a residential or a commercial lease would not work, as long as all of the requirements for both parties are satisfied.The residential lease may be simpler, but it may not cover everything you need.

They will just bump the purchase price by the amount needed to cover them and so long as the appraisal comes in high enough, you are good to go on that aspect.If you don't have a VA eligibility, then the next best loan for a 1-4 unit is an FHA loan.

You can't get around the financing contingency and that is usually not THE problem, as long as you are convnetional and not FHA.15k inspection limit does not make much sense, might as well drop your inspection contingency.

The the sellers can properly make an educated decision, but then how many people would want to buy a house where the foundation is end of life and to fix it is a 20k expense.The void wall is not that big of a deal as long as the home can properly cool or heat, which I believe just roof insulation and the right tonnage will accomplish.
