My 6 remaining siblings and are inheriting a small amount of cash and a 2 bedroom 1 bath SFR from another sister who died last fall.

Busy with their lives and slightly pissed than not one of the five grandchildren will put down their Iphone and get off their *** and go down to the storage business and get things in order so they can make some money and perhaps inherit from Granny and Papa at a stepped up basis. 

If we had stayed in CA we would have had to borrow 400k instead of having a paid off house, and our property taxes would have been over $17,500 a year.And then there is what I call the "Landed Gentry"  kids can inherit the tax basis from their parents.  

My previous properties were inherited. 

Many homeowners have properties that they forget about (inheritance for example)  or / and don't have much interest in that's located in another region of the country.

My brother and I just recently inherited from our dad and mom a large amount of rental properties, a couple residential properties, commercial buildings and a couple vacant lots.

There really is not crystal ball, but it has been my experience that my stress level has been lessened by focusing on this type of renterNote:  obviously i don't discriminate, i just use my better judgement, go through the normal screening process and pray :)

When the owners address was different than the property address, I knew I was looking at either an investor or possibly an inherited property.
