We are remodeling the kitchen and the bathroom needs to be done.

The apt does not have its own entrance from the exterior; it must be accessed from the interior of the home via a basement door and stairs off of the living / kitchen area.* The main home is 2900 sq ft (3 bed/ 2.5 bath) and has 2-floors.

If any other major systems are recent updates (HVAC, windows) or if the kitchen has been updated somewhat recently, then you might not have to up your estimate here all the way to 10%.Property Management:  It'd be useful even if you plan to self-manage to talk to property managers in the neighborhood. 

We rented it out from out of state and went back in the spring and we finished two basements so added 800 square feet, rehabbed the kitchen and baths and made a good chunk on the sale.  

That way they can use my kitchen and pool and other things.

We owe about 132K left on it at 4.0% We upgraded the kitchen converted the attic into a room.

Hello,I purchased a duplex in Austin, TX that needs some interior work done (flooring, kitchen, bathroom, some sheetrock, and interior painting, at minimum).

They turned the living room into their second bedroom (that room is next to the kitchen). 

Corroded pipes under the kitchen sink that had a horrible taste and smell to the water, it was then that they offered to let us break our lease but arent being forthcoming with the deposit... which im assuming they spent quickly.
