On Sunday two days before the court date, she sends me text messages with pictures of cockroaches in her kitchen and the water damaged roof in the kitchen she said that if it rains or snows hard the roof is going to cave in and endanger her family.

I suspect that many of those podcast guests are actually over leveraged and will give back a large portion or all of their portfolio in the next downturn.Now, don't get me wrong, I'm not saying leverage is an inherently good or bad thing ... it is a tool like everything else, and can be helpful and useful if applied appropriately.

Two things going on here...1) I always thought (and was told by lawyers) that you inherent the tenant;s lease when you buy a building.2) Putting rent in an escrow is not paying rent to you.You should (or have a lawyer) read the existing lease. find a way that she broke it or that you can get out of it (actually not paying rent might be the thing) and make that lease void, by her actions or yours.
