If the property does not have STR history and you do not have experience operating STRs, you can still get DSCR financing, however the rate will be higher and the LTV will be capped at 75%. 

Be prepared to transfer title back into your individual name before refinancing the loan.

I manage around 400 rentals with 14 years of experience and have never been sued once.

While a 3.5% return seems low, the buyer profile for this asset was individuals in wealth preservation mode.

My many years of experience dealing with VA inspections is that shrubs and trees are touching the house.

From personal experience it is doable,  but you need credit history for that new business.as for the getting the property in your business LLC I think that may trigger a due on sale clause because it is in your name.
