Interesting question to me, too-- I don't tend to practice in this circle... but I'll offer the following simply as food for thought/conversation:  In Mass, at least, it's illegal for a Broker to compensate an unlicensed person  (specifically, his/her Licensed Broker) for any brokerage-type services related to the property. the actions required to wholesale-- specifically the marketing of a property, representing a Seller in his/her efforts to sell an asset, and/or finding buyers for an asset, may (*read: DO) violate exactly those tenets. 

. , you have a good lease (not something home made from some attorney) and if you feel that's not enough get an umbrella insurance on top of your regular liability insurance.

Payroll was significantly higher, entertainment costs, food, utilities...everything was pretty much under budgeted.

Turns out his auto feeder had not been plugged in so he was without food for two days (animal abuse?).  

They should be removed as they are a great food source for the moss spores, literally starter food!

For those reading and thinking about this, make sure to check your local zoning first.On our nearest lake, rentals for anything less than a month is NOT allowed by code. 2 property owners bought specifically with weekly rentals in mind without checking and have been in a years long legal battle that they are not winning.Just food for thought.As far as VRBO, I have used it from the consumer end and LOVED it.

Certainly some good food for thought here and better clarity on what I'll do next. 

They don't live the least bit irresponsibly and yet can't afford a nice and safe place to live and good food to eat.People who don't need this, like the silicon valley techies, don't need it at all, but will take advantage of the regulations- every cent they can.

I have seen our expenses increases a bit (primarily in food) with the three (all under 5) we have now.
