Quan Chau Tenant got charged $3000 water bill. What would you do/recommend?

Hillsborough county utilities bill the tenants and will go after them for the bill, while in Pasco county they attach the bill to the property.And if the title company misses it or of you buy the property with some kind of creative finance yuh ou have to make sure you do your homework and verify they are not trying to stick you with a large bill.So what I do...is I hold a reserve of a couple grand for a week or so until I verify there are no out standing bills.

@Jared HebbQuiet title is a legal action (lawsuit) to clean up title.Depending on the state it can cost a few grand to $5k+.If you are the buyer you should not pay a dime - the seller should be paying this and/or his own title insurance should (assuming they had title insurance).They also take time, this will not be resolved in a month or two.

sounds risky Murphy beds are about 1 grand plus installation and you will still have a 1 bedroom Why don't you wait to you interview a tenant and offer the place with an increased price for a Murphy bed option?

At least thats how it works around here.He might do more over $25k than ones around here would for the usual few grand commission, but I'm not on board with this mentality of him deserving a full commission on a house he didn't sell just because he talked someone into the listing and didn't do anything else.

We like to find these types of properties in:Mesa, ArizonaApache Junction, ArizonaSan Tan Valley, ArizonaCoolidge, ArizonaFlorence, ArizonaCasa Grande, Arizonaand Phoenix, Arizona (although we historically have stuck more to the East Valley).We find that the rent to cost works best with these numbers.

Ultimately that could range from 0% if the deal didn’t perform well, up to somewhere around 40% if it’s a grand slam.The hurdle rates and split percentages can move around a bit depending on the deal, but once you set them (which is before you take any money) you don’t change them—even if the investors receive all of their money back.
