If this is a duplex plus "bonus" garden unit, then you might have some commingling of utilities which always causes some issue.

There is also basic and bonus entitlement, but for sake of this conversation we're going to stick to bonus entitlement since we're working with larger loan amounts.

Cash-flow is not my focus right now, so any positive cash-flow is a bonus, but just don't want to operate at a monthly loss (aka probably a bad investment).2) I am probably more comfortable with a SFR buy and hold strategy. 

Any exposure to real estate will be helpful in your investing journey, and being able to do so while at your everyday job is a huge bonus!
