This is a deal in Nashville: It is a 944 square foot home that needs EVERYTHING top to bottom.

Meanwhile, my girlfriend’s cousins are currently renting a single family and they have access to every livable square foot of the house.

It is a 2800 square foot duplex 6 bed 4 bath (1400 sf on each side)... in a great location.

What to get/request or demand now that the shoe is on the other foot?

It is a 1650 sq. foot ranch with an attached oversize 2 car garage, which is insulated.

If you're getting new drip edge, ask what it is per running foot as well as any facia work and trim if needed.

Update.So, my realtor ask the negotiator for the bottom line net and they came back and said something along the lines of they wouldn't give that information and something about shooting themselves in the foot?
