Agree, the house is located in a good area (Rose City Neighborhood) between downtown and the airport.The house is a remodeled house 3 bed/2bath with a detached ADU, The one thing that worries me is the fact that at some point appreciation will slow down compared to other markets with faster appreciation that can use that money to for a long hold.So far the intention is to invest in distressed SFR to rehab and rent out, however, I like the idea of new construction and that option will require more capital.

The two I've come up with are 1) offering to paint one or two of the rooms - they pick the color, I buy the paint and do the work or 2) giving them a "budget" of up to $X (X < 100 or so) for new light fixtures - they pick the fixtures from anywhere, locally or online, I buy the fixtures and install them.Personally, I like the light fixture idea more - they're (usually) a lot faster to install.

You can use your cash, private money cash as a loan.I'm sure you couldn't get a traditional loan given the condition of the property.You can buy with cash, fix up and then do a cash out refinance.I buy most of my properties with cash and it is much faster and less headache than jumping through the hoops that a bank requires.
