Tell the remaining tenant that you will change the locks but he has to pay for it.

the 1031 exchange will accommodate all of it - you can change locations, types, priorities, and risk all using the 1031.   1031 investors aren't all chasing one thing.

@Boyd Coleman the lending will be complete before we would even consider finishing the space if all goes smooth but yes if we decide to complete the units before we refinance then yes funding would change. 

Hey, Everyone; I have started seriously looking into investing in real estate the past few months after listening to Bigger Pockets while commuting to work and seeing how much it has changed people's lives.

Some may argue we should just sit on the sidelines for a bit or change our underwriting, but we are not doing either.

The smaller sizes can accommodate the fast casual or grab and go concepts that are more in demand. 

It's worked great for us the past few years and I don't have any plans on changing systems.
