Also double check if you can even switch the buyer once you win the auction. 

It's really a sliding scale of one benefit vs another, but there's some negotiation room on all terms to find a win/win.

@Mikael Persson Hi Mikael, it could be that I am making an error, and I really don't know - thats why I am turning to bigger pockets, I made my own mortgage calculator in excel and I am using that. 

I would think if a person had a buyer ready to go, they would be willing to negotiate a deal with that investor/wholesaler so that everyone can win in this scenario.
