If you think it takes $20K I can assure you will go over that estimate easily. 

I don't think the system we would have if these properties weren't easily accessible. 

Fannie Mae has their home steps program which you can easily set up searches on, and the same with Freddie Mac first look.

It can easily cause extreme overages or far under numbers.

Nothing hurts worse than losing money on your first deal or having to hire an attorney after the fact to fix mistakes that could have easily been avoided by working with someone who has already been down that road. 

So I am stuck between three things I would say; a 2-3 unit house, a house with 2-4+ bedrooms that I can rent out any additional bedrooms at the market value, or a one unit house that can 'easily' be converted into two units. 

I think this could be helpful for anyone working in any facet of real estate--especially within and around Whatcom County.I'm looking for help in coming up with the categories for contractors (so that the list is easily sorted).
