Some of that should take shape on its own as it will continue to be much easier to finance owner occupied units in the building rather than investment. 

It's way easier to get mortgages with a w2 income. 

It's worth a shot to tell the owners of 4plexes in your target area that you're a bona-fide buyer willing to pay full price.

I do hear getting the right tennants is hard but  if you remodel correctly with the right target market/price point in mind, I think you can take advantage of Mercy.

Who else to listen to, as well, because the realtors on the ground who have been in their field for 10+ years will know the market the best.Even if the realtor you meet does not specialize in what type of real estate investment you want to do, you never know where those connections could lead and once you get into the broker circle you are in the circle and can build relationships with other easier.

Thank you for the great feedback thus far Account ClosedTo provide more context, I'm a federal employee and the promotion would be from GS12 to GS13, so after 1 to 2 years, I would be eligible for GS14, or at least make it easier to compete for GS13s outside of D.C.

It is probably easier for us shy people to go the event, stay in our seat, and wonder why we've made no new contacts.

I use to do my own background checks, but stopped since using a service and using the service as the 'approval/denial' made saying no much easier / hassle free.

@Charles Kimber- you've got the easier parts of wholesaling (finding buyers interested in good deals) now goes the real work! 

Certainly not dead - it's even better and easier now with internet and data.
