Go through the process to resolve the rent matter and try to collect damages if allowed in the case they rule in your favour.

My question is....Does the currents tenants deposit transfer over to me incase of damages or if the tenants leave the place in tiptop shape requesting their deposit upon leaving.

Obviously they could be sued for those damages too, but if they can't pay the rent chances are they can't pay for those repairs.

@LukaMilicevec thank you the fires did a lot of damage as I was a volunteer firefighter for 8 years I got to see a lot of the devistation up front and it wasn't pretty.

Exterior has actually been cared for, however we probably need to give it a fresh coat of paint and repair minor damage to the chimney.Guesstimating close to 100k in work if we used contractors to do rehab.
