Doing this project from out of state presented a lot of challenges for me and I relied heavily on the contractors and my PM to provide me with updates, pictures, lots of phone conversations, and a great deal of learning for how to navigate a long-distance rehab.

Property is 2 separate buildings on 1 lot/deed Corner lot on heavily trafficked main rd2-4 miles from expanding college university 1,100 rentals in area and 3,300 renters aprox Which is struggling to keep up with the demand for rental properties. 1st building has 7- 2 bedroom 1 bath apartments.

I lived at Silverado.. worked 6 months a year in Oregon and then just played golf ,, drank fine wine dinned out etc etc.. but even that got boring..

Local education institutions have invested heavily in Cyber Security to help propel SA to achieve its new moniker "Cyber City USA" on top of already being known as "Military City USA".

I would personally say focus heavily on Multi-Family.

I don't one way or the other but I would research this heavily.

A lot of the D is being flipped, and the area is being marketed heavily to DINCs (double income, no kids).
