I had to clean a sink drain that was clogged from rice, long story but I did it myself in about an hour.

I am in the middle of doing 2 complete rehabs from the studs on two other properties that I’m keeping as a rental so I’m drained of cash at the moment.

I know that I need to get rid of the property because it is draining me but am having a difficult time coming up with the next step. 

.* trimming trees and bushes away on one side of house* Ungrounded outlet or non working GFCI at 5 locations with recommendation to upgrade/fix GFCI* Missing outlet covers or live wire/unsecure wire in 3 places* Slow drain in one bathroom tub* Extension at pressure relief valve in water heater within 6 inches above the floor.

A general inspector recommended that we have a cast iron drain pipe to the sewer scoped buy a specialist.

Some of the things you could run into are:Plumbing relocation, venting, drains, supply lines, etc.

You always want to turn a unit around as fast as possible - think of all the small repairs you will have to do during turnover time.I do put a paragraph in my leases in regards to drain stopages being the responsibility of the tenant.

Martin,As Nathan indicated above, having office space outside of the house is a huge overhead drain, however it is one I had to spend if I were make a go of it.

I agree empty properties are a real economic drain.

(My thought, burst pipe over winter weather, but why did the water not drain?)
