My main focus now (age 33) is to continue to grow my businesses, net worth, continue to build a well diversed investment portfolio (stocks, rentals, reits, franchises, brick and mortar, insurance, ecommerce) aquire maybe 1-2 more franchises, and just grow and improve and enjoy raising my kids.

Can't actually link it since he refers me business, so linking the website would in effect be self promotion. :) Pragmatically, from your perspective these clients are actually just really picky first-time homebuyers, always keep that in mind.For well established clients: A common thing I see among agents that list a lot of 2-4 unit properties is a suit in tie, and this is in the SF Bay Area where generally no one wears suits.

Justine, syndicators make (on average) 1-3% acquisition fee and a 1-2% asset management fee, as well as promotes, disposition fees(some of them) and many others.
