Since there are no bites on the MLS and not enough room for an investor to make a profit, I only see 2 options.Sell for less than you owe and bring cash to closing to cover the difference.Go through foreclosure.Sorry this deal went sideways on you.

If allowed by your lender (if one is involved), figure out the estimate of damages and have the title company place it in an escrow account pending the damage to be fully repaired (would suggest holding a bit more than the actual estimate to cover the unforseen).

that's not fee a tenant should NOT have to cover.. it's required,, Lock change no fee unless they failed to turn in the keys,, did PM take any photo's of before condition,, and photo's of move out condition..
