So are you saying that its a good rule of thumb to compare the 50% rule cash-flow to the calculated cash-flow, and if the calculated cashflow is lower than the 50% rule cashflow then it's a good indicator of the property?

With the recovery, an obvious value favoritism has grown for areas out this way when compared to Altamonte Springs (of course there are still high value and desirable areas in Altamonte). 

Compared that to a city that has not passed regulation, but I am hoping and praying my STR can stay...a well....STR.We personally don't allow people to stay in our properties more than 2 weeks.

I ran title prior to bidding and it showed a mortgage was taken out in the early 90's and I saw he paid a small amount for the condo back then so I assume the mortgage is for that small amount.

You don't compare one SFH to 10 apartments; you compare 10 SFHs to 10 apartments.

I don't go into properties without a 15% profit compared to ARV and a floor profit of $18k.
