I'm talking to a few about eventually looking at long term rentals as the STR market seems to be pricing the locals out of the buying market.  

They are in the home buying process but may not find a home until next year.

why would you buy a prop for 2.2 mill that maybe will sell for 2.5?

Is there someone that has a proforma they'd be willing to share or somewhere to buy one?

Because I have no capital to begin investing my own money, Peter is going to teach me how to wholesale and build up revenue to eventually invest in a commercial property of my own to buy and hold.

I’ve lent in the 2nd lien position several times but it’s a very tight buy box - and I will absolutely not do it behind a HML.

Disclose, disclose, disclose - Most times we dont know every issue in these houses I am only in them for 30min before we buy if at all!

Just curious if anyone out there has any experience in investing in Montgomery, how its worked out for them and if they have any insight in regards to a Canadian buying here!
