This seems most likely based on what you have described, but of course neither I nor anyone else can guarantee what an appraiser will say.The relevant niche product here is actually Fannie Mae HomeReady 97% LTV, not FHA (in general I think most folks starting out need to stop with the assumption that FHA is automatically always the best way...).

If comparable properties are going for $200k, and this one is listed at $175k, that's an automatic sign it could be in bad condition (if you consider sellers try to get the most they can for a property so oftentimes they up-price it to start).

The automatic acceptance number of a net to HUD of 88% is skewed by the flat fee commission but you should get a bid accepted by subtracting $1000 and 3% of the list price.
