You can live in one unit, rent out the other, and get a feel for landlording without diving into a big, risky project. 

I think that helps a ton but only if you actually drive around areas with the folks you're vetting, check out some projects with them, etc.Ultimately you also should listen to your gut.

Secondly, create a checklist focusing on market analysis, property condition assessments, and legalities specific to each state.

Nicer apartment complexes have popped up everywhere, replacing what previously were projects.

FYI we've changed our approach entirely and have lower fee initial entry points to avoid the challenges of long term project based arrangements so we can catch issues much sooner.
