Have her log the activity in writing and get video footage, inspect the property yourself, check for critters (like albino raccoons...they look like ghosts đ) check for gas and water leaks, look up the history on the house just to know what the deal is, and if you have to... ask some good friends to dress in white coveralls and bring a shop vac to house to suck the ghosts out.

When I go through the property to ensure utilities are on for the buyer(I didnât live in the area) a neighbor comes from across the street to tell me what really happened.Aparently, the PM was pocketing the cash that this lady was paying for rent and recording it as never being paid, after several months he then pushed the eviction, whIch I paId for.

Better interest rate and stuff, too.This is zoned, was priced, sold, financed, advertised on MLS (meaning you wouldn't see it if you limited your search to multifam), etc, as a single family home (old pic from google street view, I blacked out the single street address)... we had to do some property specific stuff prior to the appraisal.Â
