The higher risk an area is the higher the cal rate would be.

In this case the current financials on the property aren't great(rents well below market value and the owners family living in several of the suites) so the lenders will likely not provide the funding based on poor NOI.

When the money dries up, they'll leave just as quickly as they arrived and you may be stuck with a real mess.If it can produce more money as a short-term rental, do it yourself.

Of course, some of the potential tenants want flexible terms at start to get themselves set up in the space. 

Had to put a new roof, HVAC, and finish the basement.

If I can line up a tenant during the option period, then I know I will win, and I can also win if another buyer comes in with a competitive offer.

I don't really come on this site much anymore.
