If there is little profit, who would want to build/buy new units? 

The market has shifted a bit and going forward you will need to be buying "off market" to make any money.

We'd be buying at market rate, but this means we could get Seller Carryback financing at 0%.

Most of my properties are near me in a tenant friendly location where buying investment properties have become insanely expensive. 

I’m a Buy And Hold type of guy but the sale is calling me after running the numbers.

Yes I have a few rentals right now and I have 6+ months of reserves for my current rentals but I do not have enough to buy more than 1 or 2 of his SFH 

I am considering buying a starter home for my family (around $300k), living in it for a year, and then renting it out while buying a larger home for our family, like a 5-bedroom in the high $400k to low $500k range.

I figured it was the well and did not bother to check if it worked, i buy houses as is and dont mind replacing the pumps or piping if needed.
